This customer called me and asked if I could come and carry out the annual Landlords Gas Safety Certificate for her, at a rental property she has in Clifton, York. I recommended to her that I service the boiler too while I’m there, as it’s only an extra half an hours time for me, as I’m already carrying out a lot of the same checks during the annual Landlords Gas Safety Certificate. It was a good thing I did service the boiler too because I uncovered several problems that needed fixing right away.
The diverter valve was leaking (A very common problem on the Potterton Performer 28 combi boiler that she had in the property). As you can see from the pics it’s been leaking for a while, it’s quite rested and there’s a stain on the boiler casing below. Not good. But fixable, and great that it’s been spotted. It wouldn’t have been spotted by simply carrying out a gas safety certificate, this is why we recommend servicing boilers at the same time.
We also found that that AAV (Automatic Airvent) on the pump had been leaking, was completely scaled up and needed to be replaced.
And we also found a cracked collar on the flue, internally, which isn’t great as it’s responsible for keeping the flue together.
Luckily all these boiler faults were quiet easily repairable. On the flue we simply replaced the collar for a new one.
To help automatically belled the air out the system, we fitted one of these, an “Aladdin Vent”, great little invention. We decided to leave the AAV in place, it wasn’t leaking but the boiler being 15 years old, the less we touch it, the better.
